The full program of a high-end Coconut Grove residence had to fit a lot with no room to spare, and the county had to accept a septic field with nowhere obvious to put it.

A developer's brief, not a homeowner's: generous social areas, rear pool, two-car garage, service zones and en-suite bedrooms, all inside a lot that barely allowed them.

A double-height void at the center of the social area. Light reaches deep into the plan, and several rooms read from a single standing point.

The septic field runs beneath the driveway. It was the only place it fit, and it had to satisfy Miami-Dade before anything else could be poured.
